Compare exact locations
Two properties in the same broad area can differ widely because of street access, estate management, drainage, security, and proximity to key roads.
Adjust for property condition
New builds, renovated homes, distressed properties, and off-plan developments should not be compared only by bedroom count.
Include hidden and recurring costs
Service charges, agency fees, legal fees, caution deposits, development levies, and renovation costs can change the true cost of a property.
Use comparable listings carefully
Look at similar properties in nearby locations and ask why one listing is cheaper or more expensive before assuming it is a good deal.
